Smoking Policy

We are very proud of the fact that our building has adopted a smoke-free environment. As a reminder, bylaws prohibit smoking within a 3 metres radius of doors, and a 6 metres distance from open windows and air intakes. We aim to have all of our residents enjoying their patio and the sanctuary of their units without any intrusion from toxic second-hand smoke. To achieve this, we need everybody’s support. Smokers have been provided a fire safe ashtray in a covered area.

Standards for cleanliness

Move out guidelines for cleaning:

  1. Tenants are responsible to return any interior renovations or alterations not made with Landlord’s consent to original condition.
  2. Carpet cleaning must be done through a professional company with no exception – receipt to be provided to Landlord at end of Tenancy
  3. Hardwood or linoleum floors should be swept and wiped
  4. Baseboards, heaters, and moldings must be wiped and dust free
  5. Bathrooms must be free of soap residue, and thoroughly disinfected
  6. Floor and wall vents should be cleaned
  7. Walls should be free of scuff marks and fingerprints, unless wall texture does not permit wiping
  8. Damage from adhesive hangers and excessive picture hook holes will be the responsibility of the Tenant
  9. Interior window cleaning is the responsibility of the Tenant
  10. All appliances must have the interior and exterior wiped and thoroughly cleaned to remove food spills and hardened debris
  11. Batteries and bulbs to be left onsite
  12. Closet doors should close smoothly and be in good shape
  13. All fuses should be in working order upon departure
  14. Any damage to the unit, including smell, mold or otherwise, as a consequence of Tenant’s use of of tobacco or tobacco-related products, marijuana or other cannabis related products, or vaping in the rental unit or as a consequence of Tenant‘s growing, cultivation, or harvesting of any cannabis plants in the rental unit shall be remediated at the sole cost to Tenant plus an administration fee of 15%.
